Eight builders. One street.
If you’ve ever toured new construction, you know the drill: drive to one model, cross the community for another, make three wrong turns, and by house number four every white kitchen starts looking exactly the same.
The George makes it easy.
All eight builder models are lined up along Tribute Circle, which means you can compare some of Houston’s biggest builders without turning your Saturday into a cross-county road trip.
The catch? You still need a game plan.
Here’s how we’d tour it.
First things first: meet The George
The George is Johnson Development’s newest master-planned community in Richmond, located near FM 2977 and Koeblen Road.
The approximately 1,500-acre community is planned for around 4,000 homes and gets its name from the George family and historic George Ranch... a name with some serious Fort Bend roots.
It’s zoned to Lamar CISD, and the lifestyle side is getting plenty of attention too. Think resort-style pools, fitness, pickleball, parks, trails, a skate park, plus a full-time Lifestyle Director coordinating community events and activities.
Basically: they’re not just building houses here. They’re building the neighborhood around them, too.
Before you fall in love with a kitchen, pick your lot
This is our biggest tip.
At The George, your homesite width helps determine which builders you should be touring in the first place.
- 40' homesites: Chesmar Homes + Newmark Homes
- 45' homesites: Empire Homes + Perry Homes
- 50' homesites: David Weekley Homes + Westin Homes
- 60' homesites: Highland Homes + J. Patrick Homes
Why does that matter?
Because it is very easy to walk into a beautifully staged model, mentally move in, and then realize the builder, lot size, or price point doesn’t actually fit what you need.
Know your budget. Know how much yard you want. Know roughly how much house you need.
Then go look at the pretty kitchens.
Our 3 rules for touring the row
1. Bring one of us from the beginning.
Our builder relationships and new construction experience give you an advantage from the very first conversation. We know what to ask, what to compare, where there may be flexibility, and which incentives deserve a closer look. T|M knows how the builder side works and how to make it work in your favor.
And yes, we would happily spend an afternoon walking eight models with you!
2. Ask every builder the same questions.
Models are designed to make you fall in love. Your job is to figure out what comes with the house.
Ask:
- What’s standard versus upgraded in this model?
- What incentives are currently available?
- Are there any move-in-ready homes?
- What’s the estimated completion timeline?
- What are the tax rate and HOA dues?
- Are incentives different on inventory versus to-be-built homes?
Same questions. Every builder.
That’s how you actually compare apples to apples.
3. Take pictures of EVERYTHING. We'll help!
Price sheets. Incentive sheets. Floor plans. Upgrade lists.
Because by model number six, there is a very real chance you’ll be asking:
Wait… was Perry the one with the rate incentive or was that Empire?
Your camera roll knows.
And one more thing: don’t only compare the sales price
The lowest sticker price doesn’t always mean the lowest monthly payment.
One builder may be offering money toward closing costs. Another may have a rate buydown. Another may have an inventory home with a completely different incentive package.
That’s where having someone compare the full picture matters.
Why tour The George with Turner Mangum?
New construction is our thing.
Turner Mangum was named the #1 Large Team by the Houston Business Journal, and our TeaM works with Houston-area builders every day.
We know the questions to ask, the incentives worth looking at, what may have room for negotiation, and which upgrades are actually worth spending money on.
We also have programs built specifically around making the new-construction process easier—and helping our clients keep more money in their pocket when possible.
So yes, you could walk Tribute Circle alone.
But we’d rather make a day of it with you.
Thinking about The George? Give Turner Mangum a call before your first visit. We’ll narrow down your builders, map out your stops, and help you compare the numbers once the model-home glow wears off.
